KOA Architecture provided RIBA Stage 4 technical design and Building Regulations support for the conversion of the upper floors of a Grade II listed town-centre property into two self-contained apartments.

Working within the historic fabric, the technical design addressed fire safety and means of escape, compartmentation, wall and floor construction, acoustic and thermal performance, ventilation, drainage, structural alterations and services.

Particular attention was given to reconfiguring the circulation and stair, creating protected escape routes and integrating the new accommodation across the first, second and attic floors, while retaining the building’s external character and principal historic features.
