Lower Trevivian

Rural conversion & extension

KOA Architecture provided RIBA Stage 4 technical design and Building Regulations support for the conversion and extension of an existing rural outbuilding at Lower Trevivian, near St Clether in Cornwall, to form a new dwelling.

The existing building was a single-storey agricultural outbuilding constructed predominantly in concrete blockwork and located within the curtilage of a Grade II listed former farmhouse. A structural appraisal found the barn to be suitable for restoration and residential conversion, while identifying the existing walls, foundations, floor construction and roof structure as areas requiring consideration.

KOA was appointed to progress the scheme through Building Regulations and to incorporate internal alterations. The Stage 4 work included revisions to the internal arrangement, construction plans, elevations, sections and detailed junctions, together with the integration of structural, thermal, ventilation, drainage and fire-safety requirements.

Internally, the proposals created a generous sequence of residential spaces beneath the existing pitched roof, with rooflights bringing natural light deep into the plan. Externally, rendered walls, horizontal timber cladding, slate roofing and slender window openings retain a simple rural character appropriate to the original outbuilding and its countryside setting.
