New Dwelling with Habitable Basement
New-build dwelling
KOA Architecture was appointed to develop proposals for a new two-storey dwelling with a habitable basement on a constrained infill site, replacing an existing garage and responding to the narrow plot, neighbouring properties and changes in ground level.
The contemporary brick house is arranged over basement, ground and first floors, with a landscaped rear garden, sunken basement courtyard and biodiverse green roofs. Rooflights bring daylight into the deep plan.
KOA prepared and coordinated the planning package. Planning permission was granted by Enfield Council in August 2025, and KOA continues to progress the project towards construction through Building Regulations design, planning conditions and Party Wall matters.
