Marlborough Road
New infill dwelling
KOA Architecture developed the feasibility, concept and planning design for a new one-bedroom dwelling on a constrained infill site to the rear of an existing residential property.
The proposal responds to its neighbours through a carefully controlled form: a contemporary flat-roofed composition with brick elevations, vertically proportioned openings and integrated outdoor space.
Design development tested massing, overlooking, daylight and sunlight, neighbouring amenity, access and fire safety. Three-dimensional solar modelling informed the position of openings and rooms; the daylight assessment calculated an 8.4% average daylight factor for the bedroom.
The result is a compact home that shows how a challenging residual urban site can become a considered residential proposal.
