New-Build Semi-Detached Homes

Planning redesign: two new homes

KOA Architecture was appointed at RIBA Stages 2–3 to review and redesign a planning-approved development of two new homes, preparing a revised planning solution that responded better to the opportunities and constraints of the site.

The redesign considered footprint, scale and massing, roof form, layouts, access, parking, private gardens and the relationship with neighbouring homes. The resulting pair of homes have their own entrances, rear gardens and parking, in a restrained palette of brick, render and pitched tiled roofs.

Following objections, the application went to Planning Committee before permission was secured. KOA also reviewed the layouts against Approved Document M4(2) for accessible and adaptable dwellings.

The homes were completed in early 2026.
