Oak Road
Extension & remodelling
A comprehensive extension and remodelling of a detached family home, providing improved living accommodation, an additional bedroom suite and a stronger relationship between the house and its garden. Planning permission was secured from Trafford Council in June 2023.
The design considered the house as a whole rather than treating the extension as an isolated addition. The ground floor was reorganised into a generous open-plan kitchen, dining and family space, with large glazed doors connecting it to the garden.
At first floor, the rear extension adds a principal bedroom with en-suite and a Juliet balcony overlooking the garden. Roof form, proportions and materials integrate the extension with the existing house, with dark-framed glazing and the glazed balcony as contemporary elements.
KOA continued through Building Regulations and technical design, developing construction sections, envelope build-ups, insulation, roof construction and junctions to turn the approved scheme into a buildable proposal.
